    was a result of a smaller amount of transactions by about half as much as in Warsaw In the central Poland and in the neighbourhood of Poznań the tenants leased or renegotiated the contracts for 60 000 m² There has been no change in preference in choice of regions and locations All activities in large cities require large scale warehousing and that s what naturally makes such regions more attractive The fact of gradual improvement of infrastructure becomes more and more important The tenants begin to show increasing interest in the parks which are being developed or will be developed in the vicinity of major routes junctions Still the most important factor is determining the choice for the tenants is what are the current costs of the lease The lowest rates can be found in locations 20 30 km away from Warsaw A very high supply and a high vacancy factor allows to lease space for the lowest rates ever Though from a tenant s perspective the situation is very comfortable but the amount of available warehouse area for lease is gradually decreasing and newly developed projects can be more expensive by even 30 The expectations of the tenants have grown as well they now require additional equipment in the leased buildings Better insulation temperature control or increased amount of loading docks are just few of the things which are now normally required Such low rents can be found only in the vicinity of Piotrków Trybunalski and the achievable rate amounts to 2 Euro m² In the regions of Śląsk and Poznań the vacancy rate fell to approximately 4 8 which found a reflection in slightly higher rental rates To summarize if the activity in the next few months will be similar to that in the Q1 2012 we will witness another successful year in the industry Which regions on the polish warehouse map have the highest development potential and why Warszawa 2012 05 21 r For many years in terms of supply and demand the leading position was assigned to the Warsaw market Three Warsaw Zones have dominated the market in 2011 in terms of the volume of transactions 735 000 m 2 of leased space Taking into consideration the central location of this region low rental rates in the second and third zone and also significant increases of road infrastructure the A2 highway and express roads this trend will continue and the importance of the parks located near the A2 highway will rise The second most important market is Górny Śląsk For many months the increase in significance of this region can be observed The interest in this region is the result of its good road infrastructure high supply of industrial land and possibility of easy distribution of the goods from this region to the countries of south and south eastern Europe For potential tenants it is also important that Górny Śląsk is a large highly populated 2 2 mln market What are the current tendencies in forms
